Reservation Process & Payment
- How do I make a reservation? What is the method of payment?
Fill out the booking form. After submitting, we’ll send you a Square invoice along with a rental contract to sign electronically. Once both the signed agreement and 50% deposit are received, your reservation will be confirmed.
We accept all major credit cards. The 50% deposit is due immediately, and the balance is due 30 days before arrival. - What is the minimum stay?
A minimum of 3 nights is required. - Do you require a damage deposit?
Yes. A security deposit hold is placed before arrival. Damage insurance covers accidental damages. - When is the reservation confirmed?
A reservation is confirmed only after we receive both a signed rental agreement and a 50% deposit. - Do you offer trip insurance?
We do not provide insurance but recommend purchasing third-party travel insurance. “Cancel for Any Reason” insurance is also advised. - What if I book within 30 days of arrival?
Full payment is required at the time of booking.
Cancellations & Refunds
- What is your cancellation policy?
Cancellations over 60 days before arrival receive a refund minus a $200 fee. No refund is given for cancellations under 60 days. Refunds are only issued for mandatory evacuations declared by the State of Maine or Washington County. Travel insurance is strongly recommended.
Occupancy & Guest Rules
- How many people can stay? Can I host a party?
Max 4 guests at Frisky Fish. No parties, weddings, or events allowed. - Are pets allowed?
Pets are generally not allowed. If approved, a signed waiver, vaccination proof, and pet fee are required. - Minimum age of guest?
Primary renter must be at least 25 years old.
Check-in & Property Info
- How do I access the property?
After your balance is paid, you’ll receive a welcome email with directions and entry instructions ~3-7 days prior to arrival. - Can I check in early, park, or drop off luggage?
Unfortunately, no early arrivals are allowed during peak season. We may be flexible off-season. - Do you provide linens and towels?
Yes. Linens, towels, kitchen cloths are provided. - Do you provide toiletries and kitchen basics?
Basic supplies like toilet paper, soap, paper towels, garbage bags, and kitchen essentials such as salt, pepper, and cooking oil are usually available. However, we occasionally run out, so we suggest guests check the house before making a trip into town. - Is WiFi and TV provided?
Free WiFi is included. No cable TV. Smart TV provided for streaming. Contact us if cable is necessary.

- Are rates guaranteed?
Rates are subject to change until reservation is confirmed. - Are there taxes?
Yes. A 9% Maine lodging tax applies to all bookings. - Other policies and expectations?
All properties are non-smoking. Fireworks are not permitted. Quiet enjoyment is not guaranteed. Cleaners appreciate gratuity. Follow all departure instructions and leave the property "broom clean".
